This month, our mastermind group had the opportunity to visit one of Joe Eden’s sites in Rayleigh, Essex. Joe, a valued member of the group and the driving force behind Nova Homes, is currently overseeing a project comprising 13 units - 7 houses, a bungalow, and 5 flats. It’s always insightful to see a live development in progress and learn from the strategies behind it.
Before heading to the site, the group gathered at The Gas Works, a thoughtfully converted building now home to various businesses. Thanks to Ian McBain and Ian McBain Snr for arranging the space, which set the tone for a productive day. Joe gave a detailed overview of the project, sharing how he structures his developments and highlighting the role of Bridgemore Capital, his company, in securing the necessary finance for the site.
The tour itself gave a real glimpse into the complexities of managing a multi-unit project - from financing to execution and sparked valuable conversations about the challenges and opportunities in today’s market.
