Power of planning gain.

The planning system in the UK is such that considerable skill is required to steer a piece of land or building through the ‘planning jungle’, and out the other end with a consent that can be built out for a profit!


The skill and risk inherent in this process means that there is a considerable amount of profit that can be derived just from obtaining planning for a site and then selling it on to a developer who needs a ‘spade ready’ site.


I would go so far as to say that any development deal should really be split in terms of the ‘planning’ profit and the ‘construction’ profit.


Going back to the ‘focus on one thing’ tip, perhaps the question we should be asking is, should we be doing both, or just one part, really well?
